Absolute Gem... a True Entertainer's Delight! FOR SALE BY TENDER! All offers must be received by the TENDER closing date Monday 25th October 2021 at 5.00 pm. (please see Tender info below for tender rules & regarding pricing range or structure) Our Owners are Moving Interstate!... reluctantly moving with work. Here's how they described their piece of Gold Coast paradise. According to our sellers, "The backyard is 100% private, good enough for skinny dipping! It's a flat rectangular block in arguably the best street in Glenwood Park. Easy access to the M1 without the road noise. Situated close to great schools, the train station, Robina, Burleigh, and the Hinterland, yet still far enough away from, "The crazy". We have spent the last six months fixing up all those little annoying jobs that everyone puts off so when the buyer moves in there is nothing more to do but enjoy! There's a fresh coat of paint outside, we touched up the inside, pressure cleaned the house and driveway, and replaced fence palings. The block is fully landscaped and there is very little maintenance, just 10 mins mowing the front lawn and then 10 mins leaf blowing the synthetic grass out the back before it's beer o'clock. $150k has been spent on the backyard with NO shortcuts. The pool pump and filter are in the back corner in their own colour bond "pool shed" on a concrete slab, no filter noise can be heard from inside the house. The shed is big enough to house all the pool toys and cleaning equipment. The pool has a Neo Rox stack stone water feature, a "blade" water spout with remote colour changeable led light strip that can match the pool light colours. The filtration system is the best available Ozone Swim system, with very low chlorine and almost no maintenance. We check the water every few months, it uses little salt and an occasional acid top up. Expensive to buy, cheap to run! The pool has sandstone coping, an oversized glass filter with oversized solar heating, making it swimmable from September to April each year. The pool shed is also big enough to house an inverter for all-year-round swimming if you wanted to install one. The original patio is used for dining and BBQing and the new "PAVILION" for entertaining. It has a two-tap kegerator included and top of the range outdoor stainless steel Rhino glass door drinks fridge. The 19-litre kegs are filled up at Aardvark and Arrow in Burleigh Heads for $65 that's approximately $2 a pint!! Sit back watch Kao with a cold beer or play pool with your mates or just sit at the bar, you never need to leave home during any lockdown. The pavilion is also adequately heated to make it useable all year round. The bar shelving has led strip lighting behind the bottles. The bar cabinetry is made for the outdoors with waterproof carcasses and Caesarstone benchtops. The bar has the same stack stone as the pool for a feature wall, with the pillars being wrapped in the same, all corners are mitred (bloody expensive) and finally deco view provided the palm screening. The home is 4 Bedroom with a larger main bedroom (an original build variation), the ensuite is heated. The kitchen has a built-in Asko dishwasher, the living area, main bedroom and 4th bedroom each have their own recycled air conditioners. The 4th bedroom is currently used as an office/guest bedroom with a tilt-away bed that folds up to look like a wardrobe when not in use. This queen bed has a base and mattress comfortable enough to use permanently, your quests will not suffer from a poor night's sleep with this bed. This room can very easily be converted back to a standard bedroom. All the windows are tinted, reducing heat build-up in the summer months. Did I mention golf? The backyard has its own ("professional" lol) golf hole and flag, which can be capped off to prevent a trip hazard after a few beverages when not in use." General rates are approx $2500 pa & water rates approx $1550 plus what is used. Inspections are strictly at advertised times only.
