Agent Description

Offers Close Monday 1st of May 5PM (USP) 139 Acres that is literally on the doorstep of Adelaide's Metro - Simply Unbelievable! This truly is a once in a generation opportunity to secure one of the largest and most secluded pieces of the land on the western side of the Adelaide Hills metro. This property is all about relaxing and enjoying its natural beauty in private and all only being 20 mins from the Adelaide CBD. Everyone in the family will find something to enjoy here on "Spring Gully Farm". It might be warming by the wood embers glowing in the huge fire pit or taking a buggy ride around the boundaries to the incredible views or pitching a tent at one of the peaceful private campsites or sitting by the winter stream and doing some bird watching. Spring Gully is ready to build a relationship with a new owner and hopes many new memories will be made and savoured just as the current owner has done over the last 20 years. When you approach the proposed site for a private residence (STCC) you know you are about to see something very special. This is a location that will be hard to duplicate anywhere in Adelaide. This site really does take front and centre in the mantlepiece of properties in the Adelaide Hills. A signature home is calling for this site and is waiting for someone with vision to sign their name. An electric remote-controlled gate is installed at the Spring Gully Road entrance giving easy drive through access. The entire boundary of the 11 Spring Gully Road lot has a 1.8m high cyclone fence with 65mm galvanized posts installed. This level of fencing may lend itself to enclosing stock such as deer. There is also a 1.5m (approx.) high rural fence installed which runs parallel to the external 1.8m fence. This enables the owner and services to drive the entire boundary without having to open gates between the internal paddock networks. The owner has fenced approx. 20 acres in the northern sector for stock holding (5 areas which have interconnecting gates) this system enables cattle to be moved throughout and moved to the cattle yards located on the lower-level hard stand area at the Spring Gully entrance gates. The owner has also installed underground vermin proofing to the outer fencing. The owner has stated that the property has not had a natural bushfire in their time of ownership. The CFS has been conducting controlled pile burn-offs for the owner as required (no charge). This enables the CFS to train recruits and gives the owner peace of mind that excess ground fire fuel is being removed. No "Cool Burns" have be done to remove undergrowth. Owner has used a variety of stock to this end. Permits to have Australian Native Animals were issued to the current owner issued from National Parks and Wildlife. (current status - inactive) Permit for resale of cattle, sheep, goats and pigs - PIC has been issued to the current owner. ( current status - unknown) Only diseased and damaged trees have been felled by the owner, thereby retaining some magnificent examples of the local gums for the native wildlife to reside. Ground level clearing has been done by stock and seasonal manual. Mains water is connected to the main shed on 11 Spring Gully Road . The property has mains power to several of the outbuildings on the hardstand. Mains sewage is connected to the main shed and is functioning. It is worth noting that the proposed house site (STCC) is only 200m approx. from services. The geography and climate of the region has contributed to soils that are highly variable in structure and chemistry. However, in general terms, they can be described as a mixture of sandy loams, loams and clay loams over clay subsoils. There is an existing bore on site currently serving the troughs via 2 x 500litre tanks. Sunk 1949. A seasonal stream runs east west and exists near the entrance gates via a culvert system. Basic table drains, mitre drains, cross over drains (relief drains/culverts) and swales have been used to minimize erosion. The property has had private motorbike traffic and therefore any current erosion would be reduced in parallel to type of vehicle use. A basic annual maintenance program (grading, drain clearing and sediment removal) has been used and can vary from year to years based on rainfall and usage levels. Stabilization with an increase of native grasses and vegetation would further help reduce any erosion. A septic tank has been installed and connected to the farm equipment/ pig pen sheds at the hard stand area for the purpose of flushing away animal waste which may be held there. The Septic would then be pumped out by contractors known by the owner as required. The internal road system has been installed by the owner. The material used being "Certified Recycled Materials" sourced from Resource Co. SA The hard stand area at the entrance is a fantastic addition to the property with some 350m2 of 150mm with mesh concrete in place. 11 Spring Gully Road, Rostrevor Valuation No: 0309043623 Parcel Identifier: D79308AL21 Unit No: Street No: 11 Street Name: SPRING GULLY Street Type: RD Suburb: ROSTREVOR Hundred: ADELAIDE Title Ref: CT6130/613 Plan Parcel: D79308 A21 Structures, Plant and Equipment 1 x 20 ft Refrigerated Sea container. 2 x 20ft standard sea containers Insulated Transportable office.
