Phone enquiry code for this property : 5273 Seeking a good home(owner) for my beautiful apartment at the top of Braddon. I have outlined key pros and cons of the property below and am hoping someone else will feel the pros outweigh the cons, as I did two years ago. They still would and I would happily stay if I hadn't had a change of circumstances which has led to the decision to downsize. I got into the property market by the skin of my teeth and due to some sad circumstances so I'd like to help someone else who might otherwise struggle to get a foot in the door by selling below market value. Pros: - A light, spacious, very livable home (trust me, I have spent more time here than I ever imagined due to lockdowns and working from home!): - North-facing - Windows on three sides - Quiet and private feeling - Lovely green outlooks, particularly onto the beautiful gumtree out front - Such a convenient location, being a 15-minute stroll from Lonsdale Street, Ainslie Shops, Lyneham Shops and Dickson, as well as right on the light rail - second bedroom is a very decent size (my housemate, who has lived in it for 2 years told me to add this so hopefully that supports this statement!) - very big wrap-around balcony (I’ve had enough space to store bikes, have outdoor furniture and teach myself to grow tomatoes) - A nice community in the building, both in the smaller walk-up and the broader complex - If you are a cat: a cute VIP entrance to the European laundry and the best Northerly sunshine to bask in year round (last two photos provided as proof) Cons: - The body corporate fees are higher than ideal, though hopefully only for a few more years while a loan is paid off (good news is that this seems to be the only big issue with the complex which is otherwise very solid and well-maintained) - Demolition has just started next door so there are a few years of construction next door (though after which the plans suggest a cool next-door-neighbour complex with amenities we will get to enjoy!) - Like most Canberra homes, the main bedroom, and sometimes the living area, can get condensation-y in winter (though I have managed this OK with some dehumidifying through the air conditioners and letting fresh air in during the day - and I replaced the exhaust fans when I moved in to help ease this issue) - The balcony can get very windy on days when it's particularly bad (though in good weather the balcony is a lovely place to spend time, day or night) Key details: - body corporate: $2,344 per quarter - rates: $517 per quarter - size: 91 sq metres inside, 20 sq metre balcony - basement storage cage and car park Phone enquiry code for this property : 5273
