The sale of 'Jakara' by EOI presents a great opportunity to purchase a very well improved and highly productive grazing/cropping block close to the township of Cootamundra in the South West Slopes region of NSW. With a 650mm annual average rainfall and an easterly aspect, 'Jakara' has the ability to run and fatten large numbers of livestock both sheep and cattle. The property was purchased by the current owners in 2015 and has since undergone a massive capex programme that has included the following developments; - lane way system throughout - liming program - rock picking - water control through strategic drains and pipes - fencing - water to most paddocks via troughs - trees planted strategically along water ways - pastures established Under present management, 'Jakara' which has been run in conjunction with 'Stradbroke' next door, has averaged 6 DSE/ha over summer with minimal supplements. When sown to perennial pastures (predominately lucerne and phalaris), the productivity is enhanced by the self-watering nature of the creek flats. The 3 bedroom brick/weatherboard house is in very good condition and features reverse cycle air conditioning, a modern kitchen, and a wood fired heater.
